Alatau Residential Complex, Almaty

The challenge

The developer needed a general contractor able to finish a 168-unit residential complex without wrecking the sales schedule — the previous contractor had fallen behind before even leaving the excavation stage.

What we delivered

We rebuilt the works programme, mobilised our in-house crews and closed the monolithic frame in six months, then ran the facade, MEP and landscaping as parallel workstreams.

A food producer needed a plant with clean rooms and precise MEP parameters — and the production-line launch was hard-locked to an equipment supply contract.

A steel-frame building with sandwich panels, power-floated floors rated for 6 t/m² and utilities engineered around the client's process. Equipment installation ran in parallel with fit-out.

The challenge

The owner wanted a contemporary house with floor-to-ceiling glazing on a sloped plot in a seismic zone 9 area — three architecture firms had already turned the site down.

What we delivered

We designed and built the residence on a monolithic raft with retaining walls, closed the thermal envelope before winter, and fitted a geothermal heat pump with heat-recovery ventilation.

FAQ

What clients ask before starting a project

How much does construction cost per square metre?

2026 benchmarks: warehouse and industrial buildings from ₸180,000/m², residential complexes from ₸250,000/m², commercial buildings from ₸280,000/m², private houses from ₸350,000/m². The spread depends on building systems, facade solutions and finishes. We fix the exact budget after the design stage — and it does not change until handover.

How long do design and construction take?

Design including state expert review takes 2 to 5 months depending on complexity. Construction: a private house — 8–12 months, a commercial building — 10–14, an industrial facility — 10–13. The exact schedule is locked into the contract, with penalties on us for any delay caused by our side.

What does the fixed budget include?

All materials, labour, machinery, utility networks, temporary works, overheads and taxes. The budget changes in one case only — if you change the brief yourself; then we sign an addendum before any new work begins. There are no "as-it-turned-out" surprises.

What warranty do you give and what does it cover?

Five years on load-bearing structures, the roof and building systems; two years on finishes. The warranty is written into the contract. For a warranty claim, an engineer is on site within 48 hours and the remedy is at our expense.

How do acceptance and handover work?

Concealed works are accepted stage by stage with signed acts and photo records — you or your technical supervisor sign off each stage. Before handover we run a joint walkthrough against a checklist, hand over the as-built documentation and support commissioning until the acceptance act is issued.

Do you work outside Almaty?

Yes — across all of Kazakhstan: we have built in Almaty Region, Astana and Shymkent. For projects over 3,000 m², crew mobilisation to another region appears in the budget as a separate transparent line — no "remote site" markups.
