Challenge. The developer had to deliver three sections in time for the sales launch — any schedule slip would break the project's financial model.

Frequently asked questions

How much does construction cost per square meter?

Benchmarks for 2026: industrial and warehouse buildings — from 180,000 KZT/m²; commercial buildings — 280,000–450,000 KZT/m²; private homes — 350,000–650,000 KZT/m², depending on the structure and finish level. We fix the exact estimate after the design stage — from then on it is locked into the contract and does not change.

How long do design and construction take?

Design takes 2–4 months, state expert review about a month. Construction: a private home — 8–12 months; a 5,000–10,000 m² commercial building — 10–14 months. The exact schedule goes into the contract, with penalties payable by us for any delay.

What does the fixed-price estimate include?

All construction and installation work, materials, utilities, machinery and overheads. The estimate changes only if you change the brief — and any change is priced and signed off in an addendum before the work starts. No surprises at the finish line.

What warranty do you provide and what does it cover?

5 years on load-bearing structures, the roof and general construction work; 2 years on building services and systems. The warranty is written into the contract: we attend warranty calls at our own expense within 5 business days.

How does acceptance and handover work?

In stages: all concealed work is documented with inspection reports and photos before it is closed up. Final acceptance takes place with you and an independent technical supervisor. You receive the complete as-built documentation package, and we support you through commissioning.

Do you work outside Almaty?

Yes — across all of Kazakhstan: Almaty Region, Astana, Shymkent and other regions. Mobilization costs are calculated transparently and included in the estimate up front, before the contract is signed.
